Seattle rents now growing faster than in any other U.S. city

Rents continue to climb in Seattle, a mark of a healthy local economy, limited housing inventory and a desirable climate. This is good news for landlords; not so good news for tenants. Construction of new residential units is up and coming available in a steady stream. Will it be enough to satisfy the demand?
As the cost of renting rises, many tenants will consider the benefits of owning. I regularly work with buyers who are moving out of their rentals and into their own home; but there are a series of pros/cons to be considered before taking this step. Let me know if I can help! Rents in the Seattle area are rising about four times faster than the national average and have topped $2,000 a month

Find It, Fix It -- Service Request Mobile App - Customer Service Bureau |

Seems like there's an app for just about anything, necessary or not. But this seems like a truly useful one! At least for those of us in Seattle who're looking for an easy way to communicate needed repairs and issues to the City. I've loaded it and plan to use it soon. “Find It, Fix It” is a smartphone app offering mobile users one more way to report selected issues to the City of Seattle.

Seattle's median house price tops 2007 peak

Several people mentioned this article to me over the last few days, so I thought I'd look it up because it didn't sound right. So, while statistically accurate, this local headline is a little misleading. With a quick glance, many local readers will think their home is worth what it was in 2007!

But here's why that's not the case: the median sales figures quoted are specific for the month of July (2014 vs. 2013). Historically, summer is a little slower in terms of local real estate sales/inventory and July 2013 probably fit that mold better whereas July 2014 experienced unusually brisk sales. So I think we can say it's a bit of an anomaly.

I like "Year to Date" figures because they smooth out the monthly spikes and provide a more accurate picture of how prices are performing one year compared to the next. I also prefer median values rather than average values.

For instance, the 2014 Year-to-Date (Jan-July) median sale price for Seattle single-family-homes is $490,000. For that same time period in 2013, it was $454,000. Still, a nice increase but a more modest 8%.

So we're not quite back to 2007, but making steady gains.

Anyone interested in checking out Seattle housing stats can always go to The median price of a house that sold in the city last month was $543,500, up 16.9 percent from a year earlier and 8.9 percent from June, the Northwest Multiple Listing Service reported Wednesday. The previous peak was $501,000, in August 2007.

Ready for tiny? 2,400 micro-apartments coming to Seattle

There are so many moving pieces and so many unknown implications to these developments, it's hard to say they're a good idea. I think there's going to be some hard lessons learned before we know the outcome. Micro-apartments in Seattle have mostly felt like a novelty, appealing to a niche of carless urbanites who can squeeze everything into the square footage of about three Smart cars.
